Tangram Group LLC was formed in 2021 by Louis A. Harrison. Previously, Mr. Harrison and two Tangram partners, Grant Sisler, Operations, and Tony Verdon, CFO, grew from passive minority investments in rural affordable communities to orchestrating the rehabilitation of thousands of affordable homes in New York City towers with most things in between in over 30 states. Their collective stewardship grew them from friends and family funding to a series of institutional funds, pioneering the investment of over $1B in traditional equity into preserving and owning more than 30,000 affordable apartment homes.

Partner Christopher Collins, early in his career, restructured and ran one of the largest syndicators of housing tax credits. Mr. Collins also founded a Low Income Tax Credit developer with Tangram partner Margaret Wagner where they created and rehabilitated affordable properties across the country.

Tangram’s corporate affiliate, Intricate Bay, is led by Joseph Geraci. Previously, Mr. Geraci co founded the largest lender in the affordable housing industry.  www.intricatebay.com

Key People

Christopher W. Collins is a co-founder and Managing Director of First Atlantic LLC, a real estate investment company located in Boston that focuses on the acquisition, ownership and development of multifamily housing communities throughout the United States. He has over 40 years of success in building and growing businesses and value propositions in corporate, entrepreneurial and regulated settings.

Chris engaged in an exclusive joint venture and investment platform with Iron Point Partners, LLC, which is part of the Robert Bass family of
investment funds with over $22 billion in equity capital. He was also the Managing Partner and key Principal of a national investment firm that controlled more than $8 billion in real estate assets, which included 2,100 affordable multifamily properties located in 48 states.

Chris is Chair of the Board of Trustees of New England Baptist Hospital. He is also a board
member of Enterprise Community Partners, one of the nation’s largest affordable housing and community development organizations, and Business Executives for National Security (BENS).

Additionally, he serves as an Advisor for Cambridge Trust Company and Edward Davis, LLC. He is a past member of the Board of Directors, Corporator or Advisor for The Wonderfund – serving children in the care of the Massachusetts Department of Children and Families, The BASE –
National Urban Youth Training Academy, Boston 2024 Partnership , Inc., Boston Private Bankand Trust Company, The Affordable Housing Tax Credit Coalition, The Institute for Responsible Housing Preservation, Massachusetts Development Finance Agency, National Multifamily Housing Council, The John F. Kennedy Center for the Performing Arts, Furman University, Montserrat College of Art, The Governors Academy, Brookwood School, and Belmont Hill School.

Louis A. Harrison, managing partner, is an affordable housing industry professional who has spent most of his housing career bridging the gap between traditional and tax credit equity. Through his innovative structuring he has raised and invested over $1 billion in traditional equity in an industry historically reliant on government subsidy. 

In his previous role as partner, he built one of the largest affordable housing owners in the country, acquiring and preserving over 30,000 homes in 31 states. A member of IRHP and National Housing & Rehabilitation Association (NH&RA board 2018 – 2020), Mr. Harrison is an industry stalwart, with an enthusiasm for new approaches to old problems.  Outside of affordable, he is a founding advisor and investor in EveryDay Labs and Wildfire Services Group, both ESG, one charged with reducing student absenteeism and the other preventing forest fires.  He is a graduate of Kenyon College.

Grant Sisler, partner, leads asset management, development, and implementation of investment strategies, including structuring through local, state, and federal level considerations. Throughout his career, Mr. Sisler has overseen all aspects of the affordable housing cycle, from initial underwrite to physical due diligence, from ongoing stewardship to eventual divestment. 

He was the original partner of one of the largest affordable housing owners in the country where he built and grew asset management of more than 200 properties. Mr. Sisler previously focused on market properties and insists on those same high standards in his affordable housing work. Mr. Sisler holds degrees in Economics and Spanish from Duke University.

Tony J. Verdon, partner, and CFO is a real estate finance professional with a diverse skillset in real estate investment structures and asset classes. Previously Mr. Verdon was the CFO for one of the largest affordable housing owners in the country where in addition to overseeing the financial operations and partnership structuring, he was part of the Investment Committee. 

In that capacity he was a member of a team that oversaw investments ranging from operating platforms, LP/GP interest purchases, fee simple purchases, among others. Mr. Verdon holds dual undergraduate degrees in Business Administration and Accounting from St. Mary’s College of California, and an MBA from Berkeley’s Haas School of Business. 

Margaret F. Wagner, partner, co-founder First Atlantic LLC, a real estate investment company located in Boston that focuses on the acquisition, ownership, and development of multifamily housing communities throughout the country. She has worked in the affordable housing industry since 1999, initially as a research analyst in the public finance division of Standard & Poor’s performing credit analysis in the housing, healthcare, higher education, and not-for-profit sectors.

Following S&P, Mrs. Wagner worked for five years at Housing Partners, Inc. (HPI), a Boston-based affordable housing consulting firm, performing underwriting, due diligence, and policy analysis for a wide range of clients including affordable housing developers and owners as well as the Department of Housing and Urban Development. She left HPI to pursue a Masters in Real Estate Development from the Massachusetts Institute of Technology. Upon her graduation from MIT in 2005, she began working with Chris Collins in an exclusive joint venture and investment platform with Iron Point Partners, LLC, which is part of the Robert Bass family of investment funds with over $22 billion in equity capital.

Mrs. Wagner is the former President and current Vice President of the IRHP. Additionally, Mrs. Wagner was appointed by Massachusetts Governor Charlie Baker to serve both on the MassHousing Multifamily Advisory Committee as well as the Board of Directors of the Community Economic Development Assistance Corporation (CEDAC), a quasi-public corporation that provides funding and other support for community-based non-profit affordable and supportive housing developments in Massachusetts. Mrs. Wagner is a graduate of The Taft School, Yale University, and MIT and currently serves on the Board of Trustees of The Learning Project Elementary School and the Board of Trustees of The Taft School.
